- What must I bring with me to tour an apartment?
A valid government-issued photo ID is required for all tours. - What are your application and administrative charges?
Application Fee: $95
Administrative Fee: $175 - What are the income and credit qualifications?
Applicants must have a combined gross monthly income of at least three (3) times the monthly rent. Income and identity are verified through our third-party provider, Approveshield. A third-party credit screening is also required. - What is acceptable proof of income to sign a lease?
Applicants securely connect their bank or payroll account through our verification partner, Approveshield, by submitting all documents and signing in with their online credentials. - What happens if I qualify for an apartment, but my roommate does not?
If a roommate does not meet qualification requirements, they will not be approved to lease or reside on the property. - Is my security deposit totally refundable?
Yes, provided the apartment is returned in satisfactory condition at move-out. Please note that Jetty deposits are non-refundable. - If I get a job transfer, can I break the lease?
Yes. A 60-day written notice is required, along with payment of the lease termination fee and reimbursement of any rent concessions received. - Can I change to a month-to-month lease plan after my first year?
Yes. If you do not renew or provide a 60-day written notice to vacate, your lease will automatically convert to a month-to-month term. Month-to-month rates may vary. - Do you accept short-term leases?
We currently do not offer lease terms shorter than three (3) months. This is subject to change. - Am I required to have renters’ insurance?
Yes. All leaseholders must maintain a renters’ insurance policy with a minimum of $100,000 in personal liability coverage. All leaseholders must be listed on the policy, and Fountain Pointe must be listed as the additional interested party. Please contact the office for more details. - Do you offer furnished apartments?
Yes, we do offer furnished apartment homes. - Do you offer corporate apartments?
Yes. Please contact the office for availability and details. - If something needs to be repaired in my apartment, how do I report it?
Maintenance requests can be submitted conveniently through your online resident portal. - When is my rent payment due?
Rent is due on the 1st of each month and considered late after the 3rd, including holidays. - What day of the month am I liable for a late charge?
Late charges apply beginning on the 4th of each month. - Will you accept electronic payments from my bank?
Yes. Electronic payments are accepted, but residents are responsible for ensuring payments are received on time. - Is there a place where I can pay my rent after office hours?
Yes. Rent can be paid online at any time through your resident portal. - There is a person who might be staying with me for a while. Is that permitted by the lease?
Per the lease agreement, anyone not listed on the lease may not stay in the apartment for more than three (3) consecutive days in one week or more than six (6) days in a month without prior written consent from management. - Do you have reserved parking?
Yes, we do have reserved parking as an option otherwise all open parking is first-come, first-served. - I have a motorcycle. Where can I park it?
Motorcycles may be parked in any standard vehicle parking space. - My children live with me in the summer; do I need to notify your office when they arrive?
Yes. Please notify the office, and your children will need to be listed on the lease as minor occupants. - Can I install my satellite dish at my apartment?
Yes. Please contact the office for installation guidelines and requirements. - Do you have cable services?
Yes, Spectrum provides cable service to the community. - Does the property have a fitness center?
Yes, our fitness center is open 24 hours a day. - Does the property have a swimming pool?
Yes, our swimming pool is open - Does the property offer on-site recycling?
Yes, recycling services is currently available on-site. - Are gas grills permitted at your property?
Yes. Grills must be used at least 10 feet away from any building, and propane tanks must be stored separately when not in use. We have 5 grills throughout the community for your convenience. - Is there any additional storage space available at your property?
Yes, we offer 4 different sizes ranging from xsmall - xlarge rentable storage units as an option. - Are residents permitted to paint their apartment?
Yes, residents may paint with prior approval. However, the apartment must be returned to its original color at move-out, or repainting charges will apply. - Will you accept my delivery packages for me?
No. All packages must be delivered directly to the package lockers or to your front door. - Do you have a list of Preferred Employers?
Yes. We offer a Preferred Employer Program for medical professionals, active military, and schoolteachers. Please contact the office for details.
